About the property:

This stone-faced house has been restored to provide a comfortable family home. Modern comforts include gas-fired central heating . Double glazed sound proofed windows on the front of the house. Free Broadband Internet connection.
The house is decorated in strong Catalan colours. The floors are all tiled with terracotta tiles with rugs to complete the cosy home like feel of the house.

Entry is at street level into the entrance hall, this gives access to the large garage and storage area. Off the garage is the owners office area which is not accessible to guests. Access to the garden is through the garage. The front loading automatic washing machine is to be found in the garage.

Mature garden is planted with a range of Mediterranean plants and roses, there are table and benches for dining and a small barbecue for your use.

Mainfloor (living area) The large open-plan kitchen/dining area is bright and sunny with views across the garden. The kitchen is fully equipped with fridge freezer, dishwasher gas hob and electric cooker.

The living room is at the front of the house, comfortable seating with two sofas and an armchair around a tiled fireplace with wood-burning stove (decorative only). TV with French channels but many programs can be viewed in English , DVD and video are available for your use. You will also find a separate WC with hand-basin on this floor. A steep stone staircase leads to the third floor
Third floor. Two double bedded rooms and bathroom. The Master bedroom has an en-suite bathroom with a small bath and overhead shower. Storage is provided by a fitted wardrobe and pine chest of drawers.

The family bathroom has a WC, bath with over bath shower and wash hand-basin. There is a large sunny terrace with lots of colourful flowering plants. This is a perfect sun trap for sun bathing or al fresco dining.

The top attic level is a huge bedroom under the eves with double and single beds.

Situated within an easy forty minute drive of central Montpellier. Aniane is a typical Languadocienne village which has grown around an eighth centuary benedictine monestry founded by Saint Benoit and it to this day a stop over on the road to Compestella. At the gateway of the Gorges d?herault there is swimming off the clean sandy beaches of ?Le Pont Diable? where you can also hire canoes and paddle up the magnificent Gorge.  Aniane is renown for the high quality of it?s wine the most well known being Mas Daumas Gassac. There is a wide range of shops in the medieval lanes of the village.  There is also a small market on Thursdays with an excellent range of fresh produce.  Tennis Courts are available also a choice of horse riding schools. Cycle routes around the village are well marked and there is plenty of walking around the village and in the surrounding hills.
