About the property:

The house has tiled or wooden floors throughout and exposed stone walls. Entrance is at street level into a large entrance hall and open plan living area. French windows open onto the private terrace. The living area is furnished with two large sofas, the dining area has seating for six. The French windows open to the paved terrace with many potted shrubs, there is shade, table and chairs, sun loungers and a BBQ. The fully fitted modern, cooks kitchen with a central island has a large range cooker with gas hobs and electric ovens. There is a dishwasher, coffee machine and kettle. A utility room adjoins the kitchen and houses a large fridge/freezer, washing machine and further storage. There is a further WC on the ground floor. The living area is partly double height with a wood burning stove and underfloor heating for off season comfort. There is an internet connection with WiFi for your use.
An open tread staircase leads to the first floor with three bedrooms. The Master bedroom has a king sized bed and an en-suite shower room with WC. There is a further double bedroom and a bedroom with king sized bed, all bedrooms have hanging and storage space. The family bathroom has a claw footed bath with a hand shower, and a WC. There is a further room with a sofa which could serve as an office.
There is a garage which can be accessed from the house which also houses a ping pong table. Suitable for children over 12 only please.

Lovely historic village with a superb location within reach of Mediterranean coast, in a with a XII century church, known as “Frog Village” due to its distinctive green bell tower. Local shops and tennis in the village including boulangerie and cafe, with more shops, bustling local market and restaurants at Magalas, 10 min drive. Further shops, antique and food markets, restaurants, nightlife, bar, Roman amphitheatre, golf and horse riding in Béziers 30min drive. Pézenas, a very well preserved historic town with a wide selection of antique and bric-a-brac shops 30 min drive. The little town of Bouzigues, on the shores of the Bassin de Thau offers excellent seafood restaurants, as does the pretty port of Marseillan 45 min drive. . Many activities on offer at the seaside resort of Valras-Beach, 30min drive. International airport: Béziers 15 km, Montpellier 70 km, Carcassonne 110km.
