Village house on two floors, exposed stone walls and beamed ceilings enhance the traditional feel of this restored home. Entry is from the vast garage into the impressive high ceilinged hallway. A stone staircase with wrought iron hand rails leads to the second floor.

Off the hallway is a laundry room with top loading washing machine and oil fired central heating boiler.

Through the stone archway is the spacious kitchen/living area with large sliding windows to the terrace and garden. The small kitchen area is equipped with an electric cooker, microwave oven and fridge/freezer. There is comfortable seating and dining table with seating for eight.

The second floor has a large double bedroom with ensuite shower room. This spacious room has far reaching views across the vineyards to the castle on the surrounding hills. There is a second shower room with original patterned floor tiles and a separate WC. A large sunny room overlooks looks the street and doubles as a second sitting room with a double bed, comfortable arm chairs and television. The third bedroom has twin beds.

The private garden offers magnificent views of the surrounding countryside. The terraced area has a full range of garden furniture including sun loungers, table, chairs, parasol and barbecue. It has been planted with Mediterranean shrubs and plants.

Closed garaging for two cars and vast storage area is attached to the property.

Montpeyroux

Montpeyroux is a lively village where visitors are encouraged to join in the summer fetes, which take place during July and August. It is well served with shops including a bakery/patisserie, Butcher,grocers, tabaconist/newsagent, post office, cafe and restaurant/wine bar. The nearest supermarket is 10 minutes drive in Gignac. The village is renown for its wine and boasts several of the region's best producers. Swim at Mediterranean beaches 35 mins, Lac Salagou 10 mins, Herault river 10 mins. There is excellent walking and cycling from the front door and surrounding hills.
