About the property:

An exceptionally well renovated house with high quality new furnishings. The spectacular living area has a fully glazed wall with French windows opening onto the courtyard.

The private courtyard is not overlooked; it has a plunge pool measuring 2.20m x 3.50m and 2m deep. There are decorative Spanish tiles surrounding the pool. The courtyard is fully tiled flowering, climbing plants and potted palms adorn the walls. There are table and chairs for dining, sun loungers and a parasol. A gas griddle is available for al fresco dining. The courtyard benefits from both sun and shade throughout the day and is south facing.

The living area is open plan with comfortable leather sofa and chairs. There is a large flat screen TV with Free to View French channels and a CD player.

The kitchen is fully fitted with modern wood units and marble worktop. It is equipped with an electric oven, gas hob, American fridge, freezer with ice maker, dishwasher and microwave. The adjoining utility room houses the washing machine and tumble drier.

On the ground floor there is a WC and access to the garage.

is accessed by an open tiled staircase. There is a sitting area with desk and chair. There are two bedrooms one with a double bed the other with twin beds. Both bedrooms have fitted wardrobes with plenty of hanging and storage space. There is access from either bedroom to the shower room. There is a fully tiled walk in shower, WC and hand basin.

The house is fully air-conditioned for summer comfort and centrally gas heated during the winter months. A wood burning modern fireplace is a central feature of the living room and is available during the cooler months.

A garage with electric doors can take one car, there is additional on street parking outside the front door.

ABOUT THE VILLAGE:

Aspiran




The village of Aspiran is a typical wine growing village it has a range of small shops including bakery, pharmacy and small supermarket. There is a restaurant close to the church in the village centre and second at the entry to the village. There is also a small market on Thursday mornings.


A a wide range of shops and restaurants is available in the nearby market towns of Clermont Herault or Paulhan or Pezenas. Mediterranean beaches are a 20 mins drive as is Lac Salagou with its windsurfing and water sports facilities.
